Hard-Money Loans

Semi-Hard Money Loans

Terms: 1-3 years, interest rate of 8-12%, origination and set up fees, 3-5 points.

Bridge Loans

Bridge loans assist you for acquisition of a property that you have in contract but are facing a shortfall in cash for finalizing your transaction.

Terms: These loans are made for period of 6-12months, maximum.
Lenders normally would accept 2nd deed of trust- and cost approximately 12-13% interest per annum with 5% points origination fee. For this type of loan, second real estate collateralization may be required. Packaging these types of loan can be expensive for the clients due to the complexity of their underwriting and legal expenses.
